Welcome to the third issue of Foreignproperty World. The Foreignproperty Newsletter – The Gateway to Global Real Estate.

The market within the UK has started to cool; Sellers are now only receiving 93% of asking prices for their UK homes according to a recent BBC news article. This is an indication of buyers realising the UK market does not currently offer value for money. This is in stark contrast to buyers seeing the value they can get for their money in other foreign markets. France, Italy and Spain remain popular this month and the growth in investor money moving to the new EU nations and increasingly exotic locations continues to be evident.

Guide to Buying in Italy

Italy, known for its wine, weather and beautiful landscapes and architecture has been a favourite location of UK buyers since the 1950’s. Tuscany is one of Europe’s premier playgrounds for the elite to relax and retreat from hectic lifestyles. Yet many affordable parts of Tuscany and Italy as a whole can still be found. The growth in buyers looking at the southern coasts, and cities such as Venice, Naples and Milan, mean there is increasing demand for UK buyers to understand the marketplace and the buying process of this wonderful European nation.

When buying in Italy rule number one is ensure that your estate agent is registered with the Italian “camera di commercio” Chamber of Commerce. Other important organisations that agents should be members of to show there legitimacy are the F.I.A.I.P. and the A.I.C.I. (Federazione italiana Agenti Imobilari Professionali and the Associazione delle Istituzione Cultuali Italiane). These trade bodies are strong indicators of an estate agents credentials, more information on the organisations can be found at www.fiaip.it and www.aici.it.

Too much heat in Winter Olympic property? by Adam Irish

Vancouver Canada has been chosen to host the 2010 Winter Olympics. What impact has the International Olympic Committees decision made on the real estate markets of Vancouver and Whistler / Blackcomb? A surge in developments, a surge in real estate professionals working in Vancouver and a surge in prices have lead some to question if the hype surrounding the Games has over inflated the property market of the area.

Vancouver is a cosmopolitan city boasting a distinctive west coast culture and a real estate market that has seen growth attributed to a number of factors including the growing wealth of its residents, its standing as a one of the most beautiful cities to live and work in the world and its increasing importance in the Canadian economy as a whole. The growth in prices seen in recent years in districts of the city such as New Westminster and Richmond indicates that the city itself is going through a surge in prices regardless of the successful bid for the Winter Games in 2010. The case is less clear in the resort of Whistler.
